Monthly Hotel Stays in Irving and Las Colinas
Published Oct 20, 2026
Irving is the middle of Dallas-Fort Worth, and it acts like it: 47 hotels in our October 2026 DFW list, more than any other submarket we track, with listed 30-night rates from about $65 to $181 a night and a middle value of $93 across the 34 hotels that publish a monthly rate. Las Colinas, its planned business district, holds the corporate offices; the airport edge holds the runways. The listed rates here come from public rate checks for November 2 to December 2, 2026. They are not hotel-confirmed quotes.
Why Irving works for a month
Downtown Dallas and downtown Fort Worth are about 35 miles apart, and Irving sits between them next to DFW Airport. If your month touches both cities, or you fly in and out during the stay, Irving turns two hard commutes into manageable ones. The DART Orange Line runs through Irving to downtown Dallas, rare among DFW extended-stay areas, and the major highways - 183, 114, I-635 and the President George Bush Turnpike - cross here.
Las Colinas: the office district
Las Colinas is Irving's planned business district: office towers, the Toyota Music Factory for evenings, and the Mandalay Canal area for walks. If your month is a relocation, a project at one of the corporate campuses, or a consulting engagement, a Las Colinas address puts the workday in a short radius. Hotels here and across Irving include Candlewood Suites DFW Airport North - Irving and Home2 Suites by Hilton DFW Airport South/Irving, both from our October 2026 list.
The airport edge
The hotels along the airport's south and north entries trade the Las Colinas streetscape for pure logistics: flights at any hour, rental cars next door, and highway access in every direction. For crews, contract work and anyone whose month is measured in airport trips, this edge is the practical pick. Ask for a room facing away from the runways and the highway if you are a light sleeper.
Prices on a monthly stay
Of the 47 Irving hotels in our October 2026 list, 34 publish a 30-night rate, running from about $65 to $181 a night with a middle value of $93. For comparison, the full DFW list of 566 hotels shows a middle listed rate near $102 a night, so Irving sits on the affordable side of the metroplex middle. One honest note from the data: only 12 of the 34 Irving hotels with both rates listed a lower nightly price for 30 nights than for 3 nights. The monthly discount here usually comes from asking, not from the booking page, so ask for the full monthly total in writing. Listed rates from public rate checks, not hotel-confirmed quotes.
Taxes on a monthly stay
Texas charges a 6 percent state hotel tax. Guests who stay 30 or more days and notify the hotel in writing beforehand are exempt from it from the day of notification; without written notice, the state tax applies for the first 30 days and stops after that, per the Texas Comptroller's FAQ checked on October 20, 2026. The City of Irving collects its own local hotel occupancy tax on top of the state's, with filing under Chapter 16A of its code of ordinances, per the city's official tax report form checked on October 20, 2026. Local rules on long stays differ from state rules, so ask the hotel to show each tax line on your quote. This is general information, not tax advice.
What we found
Two findings from our DFW research. First, depth: 47 hotels make Irving the densest monthly-stay submarket in the metroplex, so availability here is rarely the problem. Second, transparency: 34 of the 47 publish a monthly rate at all, so much of the comparison can be done from a laptop before you ever call. Listed rates from our October 2026 research, not hotel-confirmed quotes.
